Industrial maintenance is a series of techniques and norms established for the adequate conservation of the installations and machinery in a facility. Planned maintenance strategies should be understood as a productive process with its own entity within the structure of a company, since it guarantees the continuity of the operation of the equipment, the increase of its lifespan and the logistic planning of shutdowns, spare parts and costs associated with the productive capacity/loss of the equipment.

Lack of planning on the wear and tear or deterioration of equipment leads to continuous operation until breakage or failure of the system, forcing operational shutdowns for corrective repairs. This dynamic leads to operating losses, costs and unforeseen return-to-operation times.

MAINTENANCE PROCEDURES

The company’s approach to maintenance services is based on a knowledge structure as a key tool to manage our activity. According to Coterena’s vision of service, there are two basic pillars of action:

Diagnosis

Non-invasive studies are carried out to establish the different degrees of functionality of each piece of equipment. Through vibration analysis (condition monitoring), pressure/temperature studies, noise, wear or misalignment, endoscopy, etc., together with power and emissions analysis, our technicians can establish the different degrees of operability of a system, offering a working framework that allows us to define the need for action on the equipment.

Maintenance Plans

Adjusting to the typology of each installation and the type of maintenance strategy selected, specific plans are drawn up for each type of client, offering not only control systems, status indicators and operability studies, but also spare parts management plans that allow the supply chain to be closed, improving response times and cost savings.

Preventive maintenance

Involves those actions that control the state of the equipment, carried out in a planned and programmed manner over time, in order to ensure the availability of the equipment and reduce the costs due to downtime, based on statistical studies.

It is a systematic maintenance type, i.e., it is carried out even if the equipment has not given any signs of trouble.

Predictive maintenance

On predetermined time processes, through the monitoring, control and analysis system of the condition of the equipment, together with the early recognition through vibration tests, it is possible to determine the degree of deterioration and the possible needs for action on the controlled elements.

This result makes it possible to study the ideal moment to act in order to guarantee greater system performance.

Zero hours maintenance

This is the set of tasks whose objective is to inspect the equipment at well-scheduled intervals before any failure appears, either when the reliability of the equipment has diminished appreciably so that it is risky to make forecasts about its productive capacity.

This inspection consists of resetting the equipment to zero operating hours, returning the equipment components to their original state and resetting all the installation’s counters to zero.

Proactive maintenance

Permanent monitoring equipment that shows real-time readings of the working situations of the mechanical and energy systems. The identification of the causes of behaviour by working methods and properties of the equipment allows the definition of a maintenance strategy over time that is appropriate to the reality of each activity model.
